Options

Design is an iterative process.  We’ll work with you to look at different options.  We rely on your input and feedback to hone the right scheme that works for your project.

Integration with Context

Almost all projects are located in a preexisting environment. We believe that buildings cannot be designed in a vacuum. We study the streetscape and neighborhood to understand how your project fits in with the others, and we integrate that knowledge into our work.

Spatial Efficiency

Every square foot (and dollar) matters. We strive to ensure that the space we create not only feels good, but is efficient. From conceptual layouts to organizing mechanical equipment, we pay close attention to the resources (materials, labor, cost) necessary to execute the design.

Energy Efficiency

We believe that energy efficient design should be a mainstay in an architect’s services. We integrate methods to conserve energy and exceed code minimums as a part of our efforts.

 Clear Communication

Communication is a vital element of a well-managed project. Through careful organization, documentation, and scheduling, we will lead the project by managing the information. It is of the utmost importance to keep the Owner informed of progress, and carefully progress through the project, bringing in consultants at different stages to make key decisions. Schedule and sequence of communication keeps the team focused on goals and milestones.

Understanding and Defining Clear Project Goals and Constraints

We understand that the architect provides the leadership for the achievement of all project goals. We will define these goals in specific, measurable, and realistic terms.

Team Collaboration

The success of your project in contingent upon many contributors. As your architect, we will listen carefully and diligently to all concerns. We know that we rely on the team, therefore we strive to help all of our consultants achieve your goals.

Risk Recognition

Construction projects are inherently risky. It’s our responsibility to diligently guide the process and help reduce risk along the way. We will help identify and evaluate factors early and regularly. With this approach, we will work together to make the right decisions for the project.

What services do architects provide?

Architects see the big picture when it comes to your project. They help you explore what appeals to you aesthetically and what you require functionally. They coordinate teams of design, engineering and construction professionals; they sort through the maze of building codes and zoning requirements; they provide design leadership so that your project is built the way it was intended.

At what point in my project should I involve an architect?

As soon as you decide you want to begin planning your project, you should start looking for an architect. Architects provide important pre-design services including site evaluation, and can help you explore options you may not have considered. Involving an architect early in the process can help avoid costly missteps, and increase the likelihood of your satisfaction with the project.

Don’t architects add substantial cost to a project?

While it's true that architects' fees are a component of project cost, hiring an architect can actually save you money in many ways. Architects can monitor your budget and negotiate to get the best materials and workmanship at a good price. An architect's design can reduce energy and maintenance costs, and provide an efficient layout so that you don’t overbuild what you really need. They can turn a difficult lot into a successful building site. And they spend time planning and fully developing your ideas to avoid changes once construction is underway.

Further, architectural fees are a relatively small percentage of the overall project costs.  When all costs are considered, including land acquisition, permitting, contractor fees and construction costs, the architect’s efforts are a direct and valuable service that increases the success of the project.

How are architects compensated?

Compensation can be based on time, a stipulated sum, a percentage of the cost of the work, the project's square footage, or unit cost (based on number of rooms/apartments, etc.). Time-based compensation and stipulated sums are most common. We strive to match the appropriate fee strategy with the needs of your project.

What’s my role in the design process?

We will depend on you to communicate about your design preferences, functional requirements, and budget. Your timely response to questions and design submissions will help keep the project on track. It is also important for you to raise any concerns you have as the project proceeds, so they can be addressed in the earliest stages. Working in partnership with your architect, you will help achieve a successful outcome for your project.
